Can you buy remotely?

In brief: you can complete a purchase remotely in all our markets using a power of attorney. Usually, one step still requires you to be there in person: signing the power of attorney at a notary's office or consulate in your country.

Cyprus

Yes. A special power of attorney can be granted to a lawyer in Cyprus, who can sign and register the contract with the Department of Lands and Surveys, apply for Comm.145 permission (if you are not from the EU), and accept the transfer of title (Kleanthous & Platis). The power of attorney is signed before a notary in your country and apostilled, or signed at a Cyprus consulate (Zeno Legal).

Important: For permanent residence, you must visit in person to provide biometrics in Cyprus (Murblz).

Bali

Yes, without flying in - by granting a limited power of attorney (kuasa khusus) to a representative. However, someone must appear in person before a notary/PPAT: notary law requires the party and two witnesses to be physically present, and a video call does not replace signing in person (A&J Real Estate).

Important: The power of attorney must relate to a specific transaction and property; a so-called "absolute" power of attorney must be rejected by the PPAT (PP 24/1997, Art. 39). Nominee arrangements are prohibited.

Greece

Yes. A lawyer acting under a power of attorney can obtain a tax number (AFM), open a bank account, sign the contract before a notary, and register the transaction with the Land Registry (GreekProps, ExpatLaw). You must sign the power of attorney in person, either at a Greek consulate or before a notary, with an apostille and a Greek translation.

Important: The bank may also ask the buyer to join a video call when opening the account (GreekProps).

Thailand

Yes. A representative acting under a power of attorney can register the title transfer at the Land Department. The official requirements include the power of attorney and the representative's documents (thailand.go.th). Land offices require their prescribed power of attorney form, signed abroad and certified (NYC Legal).

Important: Payment for a condominium must arrive from abroad in foreign currency, with the purpose of the transfer stated. The bank issues a Foreign Currency Transaction Form as proof. Without it, the unit cannot be registered in a foreigner's name (thailand.go.th).

Georgia

Yes. A representative acting under a notarised power of attorney can sign the contract and register ownership in the Public Registry. A power of attorney issued abroad must be notarised and apostilled, or issued at a Georgian consulate, and accompanied by a notarised translation into Georgian (Residence Estate, CG Agency).

Important: Since October 2023, a power of attorney issued abroad must be notarised - a simple written authorisation is not accepted (CG Agency).

This is general information, not legal advice. Have a lawyer or notary in the country where you are buying confirm the power of attorney form, translation and apostille before you transfer any money.

You transfer the funds for the property to the developer or into an escrow account under the contract - never to an agency.
